Chain is a small, well-established community where residents take pride in their homes and neighborhood. All homes are owner-occupied, and owner/management is on site to help maintain the quality and standards of the community. We are an all-ages community that offers a safe environment for residents who value a clean, well-maintained neighborhood and respectful living.
Our community shares a private well and septic system. To help ensure the system continues to operate properly, occupancy is limited to two residents per home at original lease or purchase signing.
We are a pet-friendly community and welcome one well-behaved dog per home, weighing 25 pounds or less at full maturity, with a responsible pet owner.
Residents enjoy a fenced, on-site dog park, which is resident-managed, as well as open fields for walking their pets. Please note that fences are not permitted on individual home lots, and dogs must be leashed at all times when outside the dog park.A $90 DNA mouth swab registration fee for each approved dog is due at signing. This program helps promote responsible pet ownership and assists with keeping the community clean.
Chain offers a quiet country setting while remaining conveniently close to everyday amenities. Shopping, restaurants, and entertainment are just a short drive along Rollins Road and at the intersections of Illinois Routes 60 and 83, as well as Routes 12 and 120.
Commuters have convenient access to two Metra rail lines, with three nearby train stations providing service to the surrounding area and Chicago.
The community is served by Grayslake Community Consolidated School District 46 and Grayslake Community High School District 127. Residents also enjoy the recreational programs offered by the Round Lake Area Park District and the resources of the Grayslake Area Public Library District.
Cable television service is available through Comcast. Satellite service, including Dish and DIRECTV, may also be available when an acceptable signal can be obtained from the rear half of the home. Internet service is available through Comcast Xfinity, and many wireless home internet providers offering cube-style gateways also have service available in the area, depending on signal strength.
The base lot rent is $875 per month for up to two residents. Lot rent includes:
? Tier 1 water and sewer usage
? Household garbage and yard waste disposal
? Parking for up to two vehicles, depending on the driveway and lot improvements made by previous owners
We strictly enforce our no street parking policy. Before purchasing a home, please make sure the driveway will accommodate your household's parking needs.
Applicants must have a minimum combined net monthly income of $2,500, along with satisfactory credit, background, and residency history, All residents 18 years of age or older must complete the application process. The application fee is $50 per person, plus any additional charges required by employers or third-party agencies for employment verification. Application fees are non-refundable
Because owner/management is frequently out and about in the community, homes are shown by appointment or as availability permits. Calling ahead is the best way to ensure someone is available to answer your questions and personally show you any homes currently for sale at a time that is convenient for both you and the homeowner.
