Care-free affordable living in your brand new home.

Located on the Shute Family’s former dairy farm in the town of LaFayette, only 12 minutes from downtown Syracuse, Hidden Hills Country Homes is Central New York’s superior manufactured home community, with 85 resident-owned homes and plenty of room for new neighbors (You!).  Join our longtime residents in experiencing care-free affordable living in a quiet, picturesque setting surrounded by wooded rolling hills. We also offer a full care-free package which includes landscaping and snow removal. To be clear, some terms people might mistakenly use for Hidden Hills are: a trailer park with trailer homes for sale, a mobile home park with mobile homes for sale, double wide trailers or even modular homes. Remember, trailers haul cattle and beer. People live in manufactured homes. Check out our Frequently Asked Questions to see what sets us apart from these outdated ideas.

More than just a piece of dirt. It's a community.

LaFayette is deep in apple country, and boasts McLusky, O’Neill, Deer Run, Apple Acres Hidden Hills, and of course nationally recognized Beak & Skiff. Hidden Hills is fortunate to be part of the close-knit surrounding LaFayette community.  The Shute family has been a part of the LaFayette landscape since the 1860s.  Folks know the name.
