The Winds of St. Armand - South is a mobile home park located at 2700 Tuttle Avenue. The home is situated in a low maintenance landscaped garden, close to the community activity centre and swimming pool. The activity centre features a library, fitness centre shuffleboard court, coin laundry and kitchen facilities and outdoor barbecue pavilion for community events. Lawn mowing and garbage collection are included in the monthly land rental fee.

The home has two bedrooms, two bathrooms, dining room, living room, kitchen and screened lanai.

The floor in the dining room, living room and hallway is bamboo hardwood, the kitchen and bathroom floors are porcelain tiles. The master bedroom has cork flooring. Smooth drywall is highlighted with cove moulding.

The centre of any home is the kitchen. This home has a totally redesigned and highly functional IKEA kitchen measuring 8feet 5 inches by 23 feet 3 inches. It is complete with porcelain double farm sink, granite counter-tops, subway tile backsplash, porcelain tile floor, high end appliances and large storage spaces. The ceramic top stove and refrigerator are both Whirlpool Gold series plus microwave and dishwasher. The dining room is 20 feet by 12 feet with windows on two sides giving a bright and sunny appearance for Lunch or Breakfast gatherings. Yet in the evening its appearance changes for Elegant Dinners with friends. The hardwood floor is 3/4 inch bamboo.
It is drywalled, cove moulded with five inch baseboards and 1/4 rounded. The brass early Dutch designed chandelier has black parchment gold lined shades to focus light on the table and adds sparkle to the crystal and silver flatware. The all wool loop pile carpet is a fanciful design by Pottery Barn called Flowers”.
The Oriental flavoured design of the table opens with two leaves to seat twelve. There is a set of four Chinese Chippendale chairs, two arm and two side matching dining chairs. The buffet is a vintage serpentine front mahogany piece from a fine antique dealer in New Jersey. The mahogany bachelor chest has a very useful hidden desk top and provides additional storage of linens etc.
Of particular note is a four part folding hand painted screen of Oriental design.
Included is a set of bone china by Noritake, pattern Raphael. There are 8 place settings and service pieces.
A set of silver-plate flatware by Oneida.
Crystal stemware by Val St. Lambert a world famous Belgian company. -The pieces include water, red and white wine stems.
There are a dozen Irish linen Dinner napkins, eight Lunch napkins and three Irish linen tablecloths in various sizes. Sets of placemats and napkins are also included along with crystal and silver candlesticks, salts and peppers and pickle dishes etc.
There is easy access to both the kitchen and living room.
Incidentally we have replaced the front door and hardware with specialty designed items for security and fine appearance.

The living room is 20 feet by 15 feet and like the dining room is drywalled, cove moulded with 5 inch baseboards - 1/4 rounded. The floor, like the dining room is 3/4 inch bamboo hardwood. The carpet is again by Pottery Barn in a design called Brandon” and is wool. The entertainment center by IKEA houses the TV which is included and provides storage for books, recordings and accessories.
The furniture includes a Damask upholstered three seater sofa by Robb and Stuckey, an antique lounge chair and ottoman in leather, two open arm Bergere design chairs from the Art Shoppe in Toronto in a striped Union cloth fabric and down back cushions. And finally for seating an antique open arm chair in the Dauphin model from France.
There are two contemporary pieces, wood, glass and metal bakers rack and sofa table. A large octagonal glass and brass coffee table is centre and in addition an oriental design end table, a small round wine table and a set of nesting tables, all three in mahogany or walnut.
Included are a large ceramic table lamp, and orientally designed table lamp and two contemporary standing lamps.

The Master Bedroom is 15 feet 2 inches by 12 feet 6 inches. It has easy care Cork flooring which is soft underfoot and sound absorbent. The wallpaper is called String” and is paintable. It is cove moulded and has 5 inch baseboards.
The king size Serta mattress and boxspring are 3 years old from Macys at $2700.00. the headboard is Drexel cherry, night tables are Bombay in cherry and burl. The highboy dresser is vintage mahogany. The two vintage shepherds crook” open armchairs are upholstered in a Lee-Sofa fabric.
There is a set of nesting oriental lacquer tables, a 4 foot by 6 foot giclee photo of the 2010 icestorm in Toronto, a 4 foot by 6 foot Pottery Barn wool looped rug (Flowers pattern), and two table lamps.
The draperies, curtains and bedding (all cotton) are included.
There are two walk-in closets 5feet by 5 feet and 7 feet 6inches by 3 feet 6 inches.

MASTER BATHROOM 7 foot 6 inches by 11 foot 6 inches.
The porcelain tile covers the floor and baseboard and the wall from sink to walk-in shower. The shower has a tempered glass enclosure screen, the sink and storage and mirrored cabinet are from IKEA as is the bench. The toilet is American Standard (elongated). The bathroom is finished to be part of the master suite.

GUEST BEDROOM (MULTI-PURPOSE) 11 foot 6 inches by 11 foot 6 inches.
This room has been used as an art studio in addition to guest room. With the bed held on its side against the wall there was lots of room for easel and painting paraphernalia. The floor is vinyl tiled for ease of cleaning up and except for paint it has not been changed. However guests were comfortable and had their own bathroom across the hall. Ready for your ideas.

THE Guest bathroom is ceramic tiled, drywalled moulded and baseboarded.
The tub is original but the sink and storage tower are from Ikea. The toilet is is American standard (elongated). This area was completed in December
The Lanai is 12 by 20 and has a painted concrete floor, a panelled wooden wall with sliding glass doors to the kitchen. The exterior walls are sliding tinted vinyl panels looking out to the garden. The carpet is by Pottery Barn and made of stain and water resistant seran fibres. All the Bamboo seating are Calif-Asia antiques. A company very famous for its design and fabrication from the 20s to the 60s. The remainder of the bamboo was purchased to complement the over all garden room theme. Adjacent to the Lanai is the laundry room and major storage area. We have sealed up the doorway to the back of the property for security but it can be reopened if you prefer.
The garden envelopes the house to set it apart from the neighbours. In four years it has taken root and is now admired by all who pass by. There is a practical side to the development of the garden in that this is Florida and the sunshine being wonderfull is also a problem. The southern exposure makes those rooms warmer and makes the AC, also on that side, work harder. The planting on the south side is intended to shade the AC and those rooms on that side. There are roses and other flowering plants there just for the love of it. The lovely shade under the Oak tree is the perfect spot for tea or drinks after four and so the patio and chairs by Ikea. The
Bromeliads put on a show during the summer but keep the squirrels away all year. For the winter and spring show there are many different ground Orchids and Hybiscus, begonias, pots for show offs and desert roses.
There is a very efficient barbecue on the carport and please take not of the vintage iron garden fencing and obelisk. The statuary horse, lady and bench remain.
