Unique - An exceptional community which is very attractive, well landscaped, and exhibits high demand. This community will offer a wide variety of amenities and will also include features not normally found, such as excavated sites with attached garages, golf courses, marinas, lake frontage, or exceptional views. Very few vacancies. Less than 5% of all communities will meet this standard.
Excellent - Better than most manufactured housing communities in the area. Nicely landscaped streets and boulevards, clubhouse, playground, and other amenities. Homes are attractive with nice landscaping. Little turn-over within community with strong demand. Sidewalks, streetlights, and attractive signage. Most homes have house type siding, shingled roofs, and attractive attachments such as awnings, decks, enclosed porches, and carports. Few vacant lots and a majority of the homes are multi-section. Less than 20% of all communities will meet this standard.
Standard - An average manufactured housing community with paved roads, removed hitches, and very few homes showing signs of deferred maintenance. A mix of metal/metal homes and vinyl/shingle homes. Some amenities, clubhouse, and some landscaping around the community entrance and clubhouse. An average number of homes for sale. More than 50% of all communities fall into this category.
Fair - Below average manufactured housing community. Exposed or covered hitches, few amenities, paved roads in need of repair. Majority of the homes are single-wide, many of them showing signs of deferred maintenance. Little landscaping around homes, clubhouse, or community entrance. Vacant lots.
Poor - A minimum standard manufactured housing community. Exposed hitches, few amenities, little or no landscaping, and many homes in need or maintenance. Primarily metal/metal homes. Dirt roads and vacant lots. Trash in yards and stray pets evident.
This section covers the basic structure of the home and its current condition.

The manufacturer (also called "make") is the name of the home manufacturer (for example, Champion, Fleetwood, Clayton, etc.) and is required in order to calculate a book value.
The model name is the particular model of home that the manufacturer produces. It is not a required field, but is very important in calculating a book value. If the model name is unknown, the book value is calculated as a standard or average model of the manufacturer by using either the NADA Supplemental Value Section or by using the make of the home as the model name (for example, Champion by Champion).
If you do not know the make and model of your home, they can sometimes be found: 1) on the home's title, 2) in your bill of sale or other purchase paperwork, 3) on a metal decal on the outside of the home, or 4) on a sheet of paper glued on a wall inside a cupboard, closet, or near the circuit breaker box.

Luxury - Exceeds all current HUD standards and contains many special and custom features. Contains the best designs, workmanship, and construction materials available. Indistinguishable from site-built homes. Most are custom designed and built, and less than 5% of homes meet this standard.
Deluxe - Exceeds all current HUD standards. Exterior will include attractive designs, horizontal vinyl or upgraded siding, pitched, shingled roofs, recessed entrances, and house type wooden doors. Interior is well finished and includes many special features such as bay or picture windows, upgraded carpeting and floor coverings, and above standard fixtures. Walls will be 4" to 6" thick and ceilings will be 8' or more.
Standard - Meets or exceeds all current HUD standards and contains a few extra or special features. Exterior is usually aluminum (metal) and roof is flat or has a very slight pitch (a few have shingled roofs). Interior contains standard cabinets, fixtures, doors, and hardware. Walls are generally 3" to 4" with a few being 6" thick.
Economy - Meets the minimum HUD standards and contains no special features or upgraded components. Both the exterior and interior finishes are plain and inexpensive. Walls are 2" to 4" thick, and there is extensive use of plastic for plumbing, trim, and fixtures.

A tag along is similar to a double-wide section, except that it is shorter than the primary section. tag alongs have their own chassis and running gear. They may be as long as 70' and are sometimes referred to as "offset" double-wides.

The main breaker inside the electrical panel box indicates either "100" or "200" amp service. Amps may also be listed on a white sticker on the outside of the box.

Full bay windows extend from floor to ceiling and are typically 6-10' wide. Half bay windows extend halfway from ceiling to floor and are approximately 6-10' wide. The sill is at waist level.

Select the number of rooms that have ceilings that slope upward toward the roof line. Cathedral (or vaulted) ceilings are typically found in homes with shingled roofs or peaked metal roofs. There is no age question for cathedral ceilings, since they are assumed to be factory-installed.
