Community Description

Beautiful and well maintained all age community located in the heart of Newport Beach Back Bay nestled between The Dunes RV Resort and Newport Harbor in 1958. The environment, weather and ambiance of beach living attract retirees, families and singles alike! The "Village" is hugged by a 220 Slip Marina (open to the public), the Dunes Marina and Pacific Coast Highway, a short bicycle ride to Balboa Island, shopping and dining. We enjoy an active HOA, special events and active volunteer residents.



Annual Capital Improvements consistently improve the quality of living and home values in 2009-2010 by upgrading landscaping, street and common area signs, new monument signs (to be installed this summer) as well as ongoing irrigation upgrades and professional grounds keeping. Numerous upgrades to facilities including new exercise equipment and Cable in the Gym and one pet area upgraded to a dog run (no leash required!). Later this year the main office will be renovated to include a private conference room, lobby and seaside ambiance with more improvements on the horizon!



Staff are friendly, well informed and eager to improve the community and encourage a high level of compliance with community standards without creating an unpleasant relationship with our residents. Staff and ownership of the community strive to maintain a harmonious relationship with our tenants.



The General Manager was awarded the Western Manufactured Housing Community Manager (MCM) designation awared to community management professionals who have distinguished themselves in areas of experience, education, and ethical conduct. All staff have completed disaster preparedness training with the local fire department, maintain industry certifications and participates in the CA Shakeout Earthquake Drills annually. Management enjoys an excellent relationship with Housing & Community Development (HCD) Code Enforcement, City Council, Fire and Police Departments. Our Community was awarded the 2008 CERT Community by the NBFD for disaster preparedness.



Homes are offered for sale by the resident/homeowner or thier agent. Some homes owned by the park may be offered by a licensed sales person on behalf of the park owner. Subleasing is limited by terms outlined in community standards and MRL.



Contact the office if interested in purchasing a specific home - all prospective homeowners must be approved by management prior to transfer of title and is strictly enforced.



Homesites vary in size and shape depending upon location. Typical lot drawings available for review. Specific lot dimensions made available, once approved by Management for residency to a prospective homeowner. Maximum lot amperage is 50. Current Community Standards require a minimum of two section homes; multi-wide and two story manufactured homes are permitted. Waterfront and Waterview homesites have specific construction guidelines. Utilities are separately metered and billed based upon individual use.



The Community is currently zoned with the City of Newport Beach as a Planned Community, with a Mobilehome park overlay. The land is privately owned and operated. Land or lots are not available for purchase and the Community is not for sale. Code enforcement is under the jurisdiction of the CA State Department of Housing and Community Development (HCD). The Bayside Village HOA is registered and is a non-profit group. This organization is not responsible for the operations or budget of the community. For more information about the BVHOA, log on to . Management and the BVHOA strive to resolve resident related concerns and encourage regular professional communications. Management currently sponsors numerous HOA charity and goodwill programs and funds major social events.
